Abstract

This paper outlines the approach of economists to the urban housing market and focuses on the dynamics of the system. The nature of filtering and trading up are considered, but are seen as only partial answers to the processes at work. An alternative approach to the identification of sub-processes is explored. These hypotheses are empirically examined with reference to a sample of movers within the owner occupied sector in the Greater Manchester area. The analysis highlights the high incidence of trading down and the dichotomy between the behaviour of high and low income households in the housing market.
